How is it calculated?

First, the amount needed today: home price × (down payment share + extra costs). For a ₺4,000,000 home, a 30% down payment and 4% costs come to ₺1,360,000 today.

That amount grows every month with the yearly house price assumption. Your savings grow each month at the monthly rate equivalent to the yearly return, and your monthly saving is added at month end. The first month your savings pass the amount needed is the result.

The loan still needed is that month’s estimated home price minus the down payment. Use the loan payment calculator to see its monthly instalment.

Rates are yearly and compounded: a 30% yearly increase means 1.3 times the price after a year. The calculation stops at 30 years and leaves out taxes, rent and income growth.

How much down payment do I need to buy a home?

Banks lend a share of the home’s value in a mortgage; you pay the rest as a down payment. That share depends on the home and on regulation, so ask your bank for the current figure and enter it here.

What house price growth should I enter?

There is no single right rate. How listings in your area changed over recent years is a good start. Try a few rates; how far the result month moves shows how sensitive your plan is.

What counts as extra costs?
